Project Overview
How can a villa owner create a secure, private backyard boundary that withstands extreme weather conditions while matching the contemporary look of their master community? The clients, Harish Abram Mathew and Surine H., wanted to replace their basic boundary markers at Villa 273 in Emaar South, Dubai , with a custom architectural boundary. The main goal was to design and construct a durable, low-maintenance fence system that would provide secure perimeter privacy without restricting natural airflow.
We manufactured and installed a bespoke aluminium louvred fence system finished with a weather-resistant powder coating. This premium boundary is built with slim, high-strength marine-grade aluminium slats angled precisely to ensure visual privacy from the street and the adjacent parkside. To complete the boundary work, we integrated a matching pedestrian swing gate equipped with a heavy-duty mechanical locking system.
The final outcome successfully matched the modern aesthetics of Emaar South’s Parkside community guidelines . This custom perimeter addition provides the villa with a secure, highly durable, and quiet boundary that will not rust, warp, or fade under the intense summer sun.
Key Challenges & Solutions
-
Aligning with Emaar South Community Restrictions: Master-planned developer guidelines restrict the height, structural design, and color palette of perimeter boundaries [2]. To ensure compliance, we designed the louvred fence to meet the strict height limitations and matched the powder coating exactly with the community-approved color palette. This allowed our clients to obtain fast community approval without delays.
-
Uneven Ground Grading Along Parkside: The villa’s boundary line runs alongside a sloped parkside area, resulting in uneven ground levels that would create gaps beneath a standard straight-run fence. To solve this, our engineering team used precision laser levels to calculate a stepped-panel design for the aluminium tracks. This steps the fence panels naturally with the slope, eliminating ground gaps while keeping the top line level.
-
Withstanding Strong Desert Wind Forces: Emaar South is located in an open desert landscape, exposing perimeter fences to strong winds and blowing sand [2]. We resolved this environmental challenge by utilizing hollow aluminium louvers that allow wind to pass through easily while blocking visual lines. This wind-relief design reduces structural wind pressure on the posts, preventing bending during storms.
Materials & Execution
-
Aluminium and Structural Specifications: We fabricated the entire fencing system from premium, marine-grade aluminium extrusions built to resist salt-air corrosion. The louvres are finished with a durable polyester powder coat that protects the underlying metal from UV rays and high summer temperatures.
-
Anchorage and Gate Hardware: The heavy-duty structural posts were anchored deep into the villa’s concrete boundary wall using non-corrosive stainless steel expansion bolts. For the matching pedestrian gate, we installed heavy-duty swing hinges and a secure mechanical locking system built for outdoor use.
-
Quality Controls and Handover: All structural posts and gate alignment tolerances were verified on-site to ensure smooth mechanical swing operation. The entire perimeter boundary is backed by our official structural guarantee program, verifying its long-term durability in desert climates.
