Project Overview
How do you transform a classic residential property into a modern, energy-efficient home? The owner of this villa in The Springs, Dubai, wanted to maximize natural daylight while reducing indoor heat transfer. The scope of work involved replacing old, inefficient wood-and-glass barriers with modern architectural systems.
Our team designed and installed custom aluminium sliding doors to create a seamless transition to the backyard pool deck. We paired these with high-performance double-glazed windows featuring low-emissivity (Low-E) coatings to block intense solar radiation. Indoors, we manufactured a custom black-framed aluminium grid glass partition to separate the living spaces without blocking natural light.
To complete the exterior upgrades, we fabricated a durable aluminium louvred garden gate that matches the villa’s perimeter walls. This combination of systems modernized the villa’s overall layout and reduced the property’s mechanical cooling costs. The final outcome is a quiet, light-filled, energy-efficient home that withstands local coastal humidity and summer heat.
Key Challenges & Solutions
What challenges arise during a comprehensive residential glazing retrofit in a mature Dubai community? The first challenge was meeting strict community architectural rules regarding exterior changes while upgrading the villa’s performance. The second issue was the physical limit of the existing concrete openings.
These openings were uneven, requiring highly precise measurements before we could begin fabrication. To solve the compliance issue, we matched the exterior powder coating with approved community tones. For the uneven openings, our structural installation lead performed laser-guided measurements.
We then custom-fabricated each sliding door and window frame to fit the specific shifts of the concrete structure. Installing a large black-framed internal partition also required careful handling within a finished interior. We pre-assembled the grid frame in our Sharjah workshop to minimize on-site dust. This allowed us to complete the indoor installation within a tight two-day timeline.
Materials & Execution
How do you select the right materials for structural durability and thermal performance in the Arabian Gulf climate? We selected marine-grade aluminium extrusions because they resist salt-air corrosion and high summer temperatures. The exterior sliding doors use 24mm double glazing with a 12mm argon-gas gap and a Low-E coating.
This combination blocks UV rays and stops thermal transfer from the outdoor pool deck into the living spaces. The interior partition features 10mm tempered safety glass framed in a slim, black powder-coated aluminium grid. This design ensures mechanical strength and safety for a busy residential household.
For the garden gate, we utilized hollow aluminium louvers, which allow wind to pass through while maintaining privacy. We completed the installation using non-reactive silicone sealants to prevent dust and moisture leakage. Our structural work is backed by our comprehensive structural guidelines to ensure long-term durability in extreme weather.
