Custom Glass Room Installation – Umm Suqeim Villa, Dubai

How can you expand your villa’s living space in the UAE while maintaining full climate control? The client at this Umm Suqeim villa wanted a modern glass extension in their backyard garden. Their goal was to create a bright, multipurpose room that protects against extreme summer temperatures and dusty desert winds.

We designed and fabricated a custom garden glass room that functions as a seamless transition between the indoor areas and the outdoor landscape. This structure features slim, high-strength white aluminium frames and custom-fit doors that slide open smoothly. We chose high-performance insulated glass units (IGUs) to maximize natural light while blocking solar heat transfer.

This custom structural addition successfully increased the usable floor area of the villa without blocking views of the garden. The final outcome is a quiet, comfortable glass room that stands up to the harsh coastal weather of Dubai. This room provides the owner with a peaceful, climate-controlled retreat throughout the entire year.

• Foundation Weight Distribution: Installing a heavy glass structure on an existing garden foundation presented structural load risks. Our engineering team evaluated the ground and installed a reinforced steel sub-frame underneath the lower track. This created a level, highly stable base capable of supporting the heavy glass panes and aluminium frame.

• Airtight and Dustproof Sealing: The glass room had to remain entirely sealed against fine desert sandstorms and seasonal winter rains. We solved this by applying heavy-duty EPDM gasket seals around every joint and track interface. Additionally, we used specialized non-reactive silicone sealants designed to withstand high UV radiation without cracking.

• Protecting Existing Landscaping: Constructing a complete outdoor room risked damaging the surrounding mature garden. We pre-fabricated the structural elements at our Sharjah facility before delivering them to Umm Suqeim. This minimized the footprint of our on-site work and allowed us to complete construction without disrupting the lawn.

How do you select high-performance materials to ensure structural integrity and comfort in an outdoor glass enclosure? We utilized heavy-wall extrusions made from structural marine-grade aluminium to resist salt-air corrosion near the Umm Suqeim coastline. The walls are fitted with 12mm clear tempered glass panels to provide maximum durability and security.

For the sliding glass doors, we installed high-performance rollers to allow smooth, quiet operation despite daily exposure to sand. The roof section is constructed using a fully insulated sandwich panel system, which acts as a primary block against overhead sun. This roofing choice works in tandem with the glass walls to reduce the energy needed for indoor cooling.

We completed the execution with multi-point locking systems on the sliding glass doors to enhance home security. Our final quality control protocol involved a high-pressure water spray test to verify that the seals are entirely waterproof.
