How do you fully modernize a classic residential estate in a mature family community while improving its energy efficiency? The owner of this luxury villa in The Meadows 2, Dubai , wanted to replace their aging, faded exterior doors and windows with contemporary, high-performance systems. The extensive renovation project required upgrading the front entryway, backyard sliding doors, garden security gate, and interior bathroom shower enclosures.

We manufactured and installed a bespoke, heavy-duty modern front entrance door featuring a modern pivot design and matching glass sidelights in textured anthracite grey. Around the rear pool deck, we replaced old wooden barriers with premium white-framed sliding glass doors and paired them with slim, double-glazed aluminium windows to maximize natural daylight. Indoors, we custom-designed a frameless shower glass enclosure to complete a modern bathroom upgrade.

The final outcome successfully matched contemporary aesthetics with advanced thermal insulation across the entire property. This complete architectural renovation transformed the villa into a quiet, energy-efficient home perfectly suited for the coastal summer heat of the UAE.

• Weight Constraints of the Large Pivot Door: The custom-designed front entry door was exceptionally large and heavy, creating a risk of structural sagging if hung on standard hinges. We solved this weight challenge by utilizing an advanced top-and-bottom structural pivot hinge system that transfers the load directly into the concrete floor. This pivot mechanism allows the heavy door to swing open with minimal physical effort.

• Uneven Boundary Walls for Gate Installation: The existing concrete perimeter wall at the villa entrance was slightly out of plumb, which would prevent a standard gate lock from aligning. To resolve this, our installation team custom-fabricated a heavy-gauge aluminium post track to compensate for the wall’s unevenness. This allowed us to install the textured grey louvred pedestrian gate with smooth latching and high security.

• Preventing Water Leakage Around the Pool Deck: The rear sliding doors sit directly next to the active swimming pool, making the interior living spaces highly vulnerable to pool water splashback and seasonal rain. We solved this by installing deep, multi-tiered sliding tracks with integrated drainage weep holes to redirect water outward. We completed the weatherproofing using premium EPDM gasket seals along all interlocking frame joints.

• Aluminium and Glazing Specifications: We fabricated the exterior frame profiles using marine-grade aluminium extrusions for optimal resistance to the coastal humidity of Dubai. The sliding patio doors are fitted with 24mm double glazing filled with insulating argon gas and coated with a reflective Low-E film.

• Frameless Shower Glass Details: For the modern bathroom enclosure, we used 10mm clear tempered safety glass held in place by low-profile, chrome-finished brass wall brackets. All vertical glass joints were sealed with specialized anti-fungal silicone to prevent mildew growth under humid bathroom conditions.

• Hardware and Quality Verification: We integrated heavy-duty multi-point security locks on all sliding doors and paired them with solid steel pull handles on the front entryway. Our engineering team completed the project with water-spray tests and door glide calibrations in accordance with our strict structural guidelines.
